When it comes to home improvements often home owners are asking the same question “It is worthy to invest into your home?” First of all if you are planning to live in that house for a longer period if time it’s important to make that house a home, where you come home after a busy day and you can relax and enjoy living there.

With some small improvements, like painting you can freshen up a home and can carry your design and taste. If your home needs more than a fresh painting you have to have a budget and a plan.

Remember that some remodelling projects improve your home without significantly increasing its resale value. If your main goal is to recoup remodelling costs when you sell your home, the following improvements may be your best bets:

  1. Fresh Paint Outside

First impressions are important! Sellers tend to underestimate just how important simple improvements such as a fresh paint can be to buyers. These improvements often make a huge difference in the amount of time your house is on the market and its selling price. Choose neutral colours to be certain to improve the house value.

  2. New Carpeting

Fresh carpet is especially important if your current carpet is old and out of date, worn with traffic patterns or stained by children and/or pets. Neutral coloured carpets will make your rooms appear larger.

  3. Repainting the Trim

Well maintained trim shows that you pay attention to detail and have taken good care of your home.

  4. Freshly Painted Front Door

You want to catch the buyer’s eye as she/he approaches the house. A clean, freshly painted front door is a great way to just do that.

  5. Brand New Front Door

If your front door is too old that even a fresh paint won’t help, it would be beneficial to just replace the door itself.

  6. Flowers (especially in Summer time)

Flowers add life and colour to your yard and curb appeal to your property. If you don’t want to invest in flowering beds, then use large pots and fill them with seasonal flowers.

  7. Professional Foliage Trimming

Hire a professional to remove dead tree branches and trim back the healthy ones. This is probably not a task you want to tackle on your own. Professionals have the proper equipments and tools to trim your trees in a safety and effective way.

  8. New Heating System

If your furnace or you’re A/C is on its last legs, consider replacing it before you list your property. Buyers will typically deduct from your asking price far more than the actual cost of replacement. You are much better off paying to replace it prior to putting your home on the market and then noting the new heater as a benefit.

  9. Kitchen Remodelling

Kitchens sell houses. If yours sparkles, it will make your house stand out. Consider Minor Kitchen remodeling if you need just touch ups. Repainted cupboards, new knobs and freshly painted walls, will impress potential buyers. If your kitchen is very worn and out of date, consider new cupboards, new sink, new counter tops and new floors. A complete overhaul could pay off in the long run with a higher selling price and shorter time on the market.

  10. Bathroom Renovation

Just as kitchens have an important role selling a home; bathrooms have as important role as well. For a minor bathroom remodelling consider repainting the cabinet’s shelves and walls to catch the buyer eye. Add a fresh shower curtain and hand towels in coordinating colours for extra punch.

Consider a major bathroom remodelling if your bathroom is beyond salvaging with minor touch ups. For a more dramatic bathroom improvement you should consider: new cabinets and shelves, new sink, new tub, new shower and flooring.

Adding an extra bathroom can increase the value of your home. Older homes typically have fewer bathrooms then newer ones do. If you have room in the basement or an additional bedroom for instance, you can install a small functional bathroom for a reasonable price.
